I Cannot Compete With a Lie: The Truth About Fake Cash Offers From Real Estate Wholesalers

In the real estate business—where I buy and sell properties as both a cash home buyer and a licensed Florida Realtor® —there is a particular game that some wholesalers play. It is one I refuse to play, and it is one that continues to frustrate me because honest operators cannot compete with it.


How Some Real Estate Wholesalers Operate

A wholesaler contacts a homeowner (or the homeowner calls them). They tell the seller exactly what the seller wants to hear: a price higher than the property is realistically worth on the open market. The wholesaler knows full well that almost every property carries repair costs, holding costs, taxes, insurance, and other expenses that surface once you dig in. None of that is factored into the glowing number they first present.


They get the seller to sign an open-ended or loosely written contract. At that point the seller is effectively stuck. Later the wholesaler comes back and begins to back-pedal. The number drops. Sometimes it drops a lot. The wholesaler’s real goal was never to close at the original figure; it was to control the deal long enough to assign it or squeeze a larger fee out of the middle. The initial offer was never truthful.


If the seller tries to walk away, the risk escalates. Many of these contracts are written so the wholesaler can record the agreement or file a claim against the property. Title cannot clear cleanly until the claim is resolved. The seller is then told they must pay the wholesaler several thousand dollars—often $5,000 or $10,000—“for their time.” Most sellers, already stressed and facing the prospect of hiring an attorney for roughly the same amount, simply pay it to make the problem go away.


A Recent Example of a Fake Cash Offer

I recently spoke with a homeowner in distress who is likely heading toward foreclosure. She told me the number a wholesaler had already given her: $275,000 cash. I told her I could not commit to any figure until I had seen the property myself. The house needed repairs—something I could already tell would matter. I also knew, based on experience, that the $275,000 “cash offer” was not real. It was the opening move in the same pattern I have watched play out too many times. Once she signs, she will be entangled. The number will change. The pressure will increase. And extracting herself later will cost time, money, and stress she does not have.


That is the game.

I cannot compete with a liar.


What an Ethical Cash Offer Looks Like

When I make an offer—whether as a cash buyer or as a licensed agent helping a seller explore options—I start with the actual numbers. Condition of the property. Realistic repair estimates. Holding costs. Market data. Closing costs. I do not inflate a number just to get a signature and then chip away at it later. I do not trap people with contracts designed to create leverage against them. I do not file liens against sellers who change their minds after realizing the original promise was hollow.


Sellers who have already been through the above experience often feel burned, suspicious, and exhausted. I understand why. The damage is not only financial; it erodes trust in the entire process.


Advice for Distressed Homeowners and Sellers Facing Foreclosure

If you are a homeowner dealing with a difficult situation—probate, inherited property, needed repairs, financial pressure, pending foreclosure, or simply a desire for a clean, as-is sale—you deserve straight numbers and a contract that does not weaponize itself against you. You deserve someone who will tell you the truth the first time, even when the truth is lower than the fantasy number someone else floated.


That is the only way I know how to operate. It is slower. It is less flashy. It does not always win the initial conversation against a polished pitch. But it is sustainable, it is ethical, and it leaves the seller whole.
